Pend Oreille is a different lake than Coeur d’Alene: colder, deeper, windier, and drawn down more in winter. Property care here is about preparing for that lake and being there when it does what it does.

Winter drawdownLake Pend Oreille is lowered substantially every winter. Docks, float homes, lifts and intakes have to be prepared for a big drop and a long low season. We calendar it and coordinate marina and dock crews early.
WindBayview gets wind funnelled down the lake. Post-storm checks of docks, moorings, roofing and anything that can be lifted are standard and photographed.
Remote accessBayview is at the end of the road. We build it into a north-county route so visits happen on schedule, and the emergency protocol lets us act when the drive is long.
Steep sitesCliffside and hillside homes have stairs, trams and drives that ice. Safe access and railing checks are part of every winter visit.
Float homes and marina slipsFloat homes and covered slips have their own systems: flotation, utility connections, moorings and gangways that need seasonal inspection and adjustment.

Yes. Bayview and Athol are covered on our north-county route at standard rates. Properties farther up Lake Pend Oreille toward Hope and Sandpoint are considered by request for Heritage and Elite clients.

Can you handle boat storage and launch on Pend Oreille?

We coordinate haul-out, winter storage, spring launch and slip arrangements through the marinas and marine vendors we work with, and stage the boat for your arrival on Evergreen and above.
