Evergreen is where most of our clients land. It takes everything Sentinel does and adds the two things that actually keep a house from decaying while you are away: hands-on maintenance by a licensed contractor every month, and a concierge who makes the house ready before you arrive.
Weekly interior and exterior walkthroughs, key holding, alarm response, emergency coordination, and monthly reporting.
Light repairs, filter and bulb replacement, gutter and drainage checks, seasonal system preparation, exterior upkeep, and the punch list that otherwise waits for your next visit. Unused hours roll over up to 90 days.
Arrival and departure prep, vendor scheduling, provisioning, and the details that turn a vacant house back into a home before you walk in.
Your own HomeZada dashboard: real-time service logs, photo history, asset and warranty tracking, key contacts, and secure document storage. Included.
Baseline documentation, access setup, and a maintenance survey of the systems and finishes that need a schedule. Your dashboard is built and shared with you.
Same as Sentinel, with one difference: when we find the small stuff, we fix it on the spot inside your included hours.
Eight hours a month, usually one full day, working the preventative list: filters, drains, weather seals, deck and dock checks, seasonal shutdowns and start-ups.
Concierge hours go to arrival prep: house opened and set to temperature, provisions in, linens ready, vehicles and boat coordinated if requested.
Report and dashboard updated with hours used, hours banked, and everything completed, with photos.

On Evergreen these tasks are done, not just noted, inside your included hours, with the punch list rolling into the next maintenance day.
Every report is short, photographed and specific. You should be able to read it on your phone in two minutes and know exactly what happened at your property and what, if anything, needs your decision.

All plans include emergency coordination and secure handling of access under our privacy protocol. Walkthroughs are visual, non-invasive checks by a licensed contractor and are not inspections under Idaho licensing law. Full terms are set out in the Estate Stewardship Agreement you sign at onboarding.
Roughly one full working day a month from a licensed contractor. Typical months include filter changes, minor plumbing and electrical fixes, caulk and weather-seal work, gutter clearing, deck and dock checks, and seasonal system prep. Larger projects are quoted separately at the preferred $95/hr rate.
Maintenance hours bank for up to 90 days, to a maximum of 16 hours, so a quiet month funds a bigger one. Concierge hours are use-it-or-lose-it because they are tied to your calendar.
